Re: Egmont Point, Earle Creek and PNW
On behalf of Pacific North Woods (PNW), I am providing you with an update with regards to PNW development planning activities for their Earle Creek property and their position pertaining to proposed park land use for the Crown Egmont Point parcel.
1. Development Planning
PNW has recently initiated the development planning process for their land holdings at Earle Creek. The focus will be on the north end of the property, including Killam Bay, however, conceptual land uses for the balance of their land will also be examined so as to establish an overall long term vision for the entire 2438 hectares. The objective is to evolve a development concept for the north parcel (bordering the Crown land) that can then be used as the basis for preparing a more comprehensive plan suitable for rezoning submission. The preparation of the development concept would include a public input process developed in concert with the Sunshine Coast Regional District (SCRD).
2. Park Proposal For Egmont Point
At this time, PNW is in principle supportive of the SCRD proposal to designate the Crown parcel for park purposes. Additional information pertaining to type of park use (i.e. day use only), land and water structures, maintenance, liability, access, boundary definition, and other details is requested in order to more fully understand their proposal and possible implications for the PNW development. The SCRD park proposal, and the upcoming PNW proposal to develop an oceanside resort village on their lands adjacent to the Crown parcel, are considered compatible. To be good neighbours, it will be important for both proposals to be responsive to concerns and issues that will arise. For example, items of mutual concern may include visual impact, buffer strips and trail linkages.
PNW previously had a serious interest in acquiring the Crown parcel at Egmont Point. PNW will not pursue this acquisition in recognition of the public interest in seeing this parcel retained as conservation area/parkland. PNW is now requesting that LWBC give consideration to direct sale of Crown parcels at Highland Point bordering the south end of their property. Proposed land use for the Crown parcels would be addressed in the development plan process for the resort community.
In closing, I look forward to working collaboratively with the SCRD, LWBC, Glenn Krahulic (local residents? representative) and the Sechelt First Nation to produce plans that respect the interests of all parties as best possible.
